ASW delights with record profits and new luxury projects in Phuket!
The real estate landscape on Phuket is currently experiencing an impressive boom. How ASW (Asset Wise Public Company Limited) reports, the company can look back on a total of 6,250 million baht in sales in the first nine months of 2025. This brings net profit to 689 million baht and sales growth in the third quarter is an impressive 43 percent compared to the previous quarter.
The sales figures, especially in presales, are remarkable. With 17,474 million baht in the first nine months, ASW has already achieved 90 percent of its annual target of 19,500 million baht. The high sales figures are particularly evident in the projects in Phuket, which underlines the popularity of the island as an attraction for property buyers.
Expansion of projects and new challenges
Like the analyzes of Nation of Thailand show, ASW plans to increase the number of new projects to 11 in 2025, with a total value of around 23,600 million baht - 7 percent more than originally planned. Around 82 percent of these new projects will be concentrated in Phuket. These include three new leisure apartments with a total value of 9,700 million baht, including theCoralina Kamalawith 564 units, thatTHE TITLE Sierrawith 452 units and thatThe Balcony Naiyangwith 542 units.
In addition, the project willKave Wonderlandcompleted in Rangsit with a value of 2,550 million baht. The increasing demand in the real estate sector is supported by numerous factors such as government incentives, falling interest rates and the upcoming tourism season.
Healthy market conditions and new trends
Phuket has established itself as one of the best destinations for wealthy investors in recent years. Factors such as extensive tourism infrastructure and world-class service standards have boosted the real estate market. Prices for luxury villas in prime locations range from 25 million to over 100 million baht. Interest in high-end real estate is growing, particularly among wealthy individuals, which has led ASW to expand into the ultra-luxury villa market.
The new ventures also include a partnership with IHG Hotels & Resorts. The first hotel projectVoco Phuket Bangtao, will open in the fourth quarter of 2025 with 175 rooms and aims to expand hotel capacity in the popular Bang Tao area. In addition, new transport connections and infrastructure projects are planned to further strengthen the region.
ASW has an order book of over 32,861 million baht to be realized as revenue by 2027. The continuous investments in strategically important locations on Phuket are a clear sign that the company wants to further expand its market position. However, experts warn of a possible oversupply in the mid-price segment, which means that market conditions remain exciting.
